Success Story: $57,019.84 On Her First Short Sale Deal (And 2 Reasons It Almost Didn’t Happen)

successOk, so this is not our biggest Short Sale Intensive success story yet (I think so far that honor must so far belong to Mr. 6 figures in 6 months).

But $57,019.84 is still pretty impressive, don’t you think?

especially considering this was her first short sale deal ever.

– and ESPECIALLY considering after going through all 9 modules of the short sale intensive, she almost didn’t move forward. That is, she paused…hesitated…and hesitating, almost lost all her steam.

It happens all the time. The knowledge is yours for the taking. But the necessary action can only be taken by you — and Patavee almost didn’t take it.

And she almost missed out on that $57,019.84 payday. I mean…wow.

So this is my raw, barely edited interview with Patavee in which she basically just lays the story out for everyone else to hear, learn and benefit from. (Thanks, Patavee! :) )

Hi JP – The homeowners actually kept this house in great condition and while we tried to suggest foundation problems, really the repairs were mostly cosmetic. I’ll attach our repairs photo compilation again, as well as individual photos. Hopefully these will help. Thanks!

Real quick, I just got off the phone with Shaun (about an hour ago) and we put something really cool together…

It’s a phone call with a guy named Jeremy. Sounds thrilling, no? :-)

I know, I know. Maybe chatting with “Jeremy” doesn’t sound all that enticing. Truth be told, I wouldn’t bat an eye either, except for this email he surprised us with a few days ago…

Ok….

So on that note, we both figured it would proabably be a decent enough idea to chat a little more with Jeremy and dig into some of the details.

Like how he came so far (and made so much) so fast, in his short sale biz. I mean, it happens — but not usually “overnight” like that.

So our call is tomorrow (Wed 4/23) at 1pm EST / 10am PST, and we wanted to give you a chance to be a part of it with us if you can…

At first you’ll just be a “fly on the wall” while we put Jeremy under the proverbial spotlight. Then you’ll have a chance to ask him a few questions of your own.

I mean, when it comes down to it, once you put out your “We Buy Houses” type advertising (letters, bandits, or whatever) and the phone starts ringing –

Short Sale Essentials Pt 3: Where to Find the Deals (and more)

Truth be told, there’s a good bit more to this video than where to find short sale deals. Such as…

  • How to get quick funding for short sale deals
  • Simultaneous closings: explained
  • How to get short term deal funding by inviting armchair investors into your “private lender program” (what to say specifically)
  • And more…

But before you give it a watch, I want to share that I’ve been working for the last 2 days straight on putting together another video — this one giving an inside tour of the Short Sale Intensive members’ area.

Why a video tour?

Because with the SSI membership doors closing to the public in a few days, I’m starting to get a lot of questions. Such as…

  • “What all is included in the short sale intensive?”
  • “How is this different from Shaun’s home study course?”
  • “What’s supposed to be so darn nifty about this Short Sale Intensive thing anyway?”

I figure rather than type out a gazillion responses, all of these Q’s and more can be quickly wrapped up in a tidy little package with a simple walk-through of the the back end.

Once you see what’s inside, you’ll get it.

My video software’s been bugging out. Otherwise I definitely would have had it to you on Monday. But tomorrow’s looking pretty good at this point.

Short Sale Essentials Pt 2: What’s Inside the Lender’s Head?

So here’s another freebie video content from the “Short Sale Essentials” seminar Shaun recently gave in St. Louis…

This one’s all about getting inside the lender’s heads a little more, and seeing any potential short sale deal through THEIR eyes.

Questions answered in about 19-ish minutes or so…

  • Can you convince *ANY* lender to seriously consider a short sale if you give them the right information?
  • What’s the ESSENTIAL ingredient if you really want to justify a big discount?
  • Can income tax liens be negotiated down? (probably going to surprise you here)
  • Which is more important: How much the seller owes, or how much the house is worth?
  • How does foreclosure really effect each of the lenders (1st, 2nd, 3rd, etc) — who does what, who GETS what, and why?

Short Sale Essentials: “What in the World?” and “Why the Heck?”

After the “Mr. Fancy Pants” video earlier in the week about Shaun’s $87k lesson, I mentioned we’re going to be putting out a ton of cool, free stuff throughout the month of April. 

I want to kickoff with a couple of really interesting case studies that recently hit my radar –

  1) one with Patavee ($57,019.84 on her first short sale deal)
  2) and another with James ($7,750 on his first ever deal, but also 9 more in the pipeline in a TOTALLY tanked NV market).

A part of the deal for everyone is that we’re providing complimentary archives of each module in the private members’ area, so naturally I had to test out the recording feature as well.

As I was recording the video, I observed as Shaun showed off a little of the “Mindjet” systems blueprint software he’s using for much of his SSI teaching.
